VIA Dashboards

We provide our clients with access to better, more useable investment critical information, via our range of property appraisal dashboards.

Each offering highly visual and interactive data on a scheme or a portfolio level, VIA dashboards are ideal for Board meeting or Funder presentation purposes.

We have developed a number of flexible standard model dashboards for clients actively involved in developing or investing in any of the following property types:

Housing development
Hotel investment

Further product specific information, screen shots and a limited functionality demo can be viewed in respect of both a development (example mixed use development) and an investment (example private rental investment) dashboard product.

However, note that the VIA dashboards are much more than a generic product. We work with each of our clients during the initial set-up phase to develop as much or as little bespoke functionality as they require – resulting in a supported dashboard product that incorporates your specific timeframes, scale of operations, financial and operating performance metrics and risk analytics.

Instantaneous and incisive risk analysis

The unique feature of the VIA dashboards is the clear and highly useable intelligence about scheme or portfolio financial viability and fundability.

Equally valuable to decision makers is the ability to instantaneously analyse alternative development or investment scenarios (for instance different development timeframes, values, costs or scheme mix).

The VIA dashboards are designed to facilitate real time risk and scenario analysis.

The financial impact of changing key scheme assumptions can be assessed immediately. Commonly applied scenario analysis (for instance +/- % movements on costs, income, inflation or yields) is built into the dashboard in ‘slider’ formats. Other assumptions can be changed in text boxes.

The dashboards operate as a web hosted application, and are delivered in html5, meaning that they operate on any large screen platform, including touch screen tablets such as ipads.

Mixed Use Developments

This dashboard is particularly useful for property developers appraising schemes that include more than one property type (for instance a mixed use town centre residential and commercial office / retail development).

The dashboard provides intelligence and data on a consolidated or a scheme view, together with the ability to to switch individual schemes out of the consolidated view at the touch of a button (unticking a box).

Investment critical information such as ‘how much funding will be required and when?’ is provided instantly and clearly.

Core appraisal metrics (profit on cost, maximum equity requirement) are prominently displayed on the dashboard.

Other core features of this standard model dashboard include:

  • Overview across time of core scheme financials – e.g. income, costs, equity  funding, debt funding
  • Summary scheme outputs – e.g. sales mix, unit (or tenure) breakdown, sales (or rental) values
  • Ability to break down income and expenditure into key captions over time
  • Scheme specific detail view / data sheet setting out key assumptions

Private Rental Investment

Designed for investors considering schemes in the residential private rental sector (‘PRS’), this dashboard provides a highly visual and user friendly tool with which to assess scheme viability and forecast investment return (IRR) over a predetermined investment period against target returns.

The long term cash flow can be tracked easily and key assumptions such as inflation, unit mix, management costs and yield changed to instantly test out the impact on the long term investment return and outturn cash position.

Other core features of this standard model dashboard include:

  • Ability to load a wide variety of schemes – mixing commercial scheme components where appropriate with the core PRS uses
  • Ability to change view instantaneously between schemes
  • Ability to change rental values for each house type independently
  • Consideration of the discount to open market value implied in a PRS based scheme valuation

RP (Registered Provider) Development

This development risk assessment dashboard is designed to meet the needs of RPs that are operating in an environment of major changes to the rent regime, combined with a universally acknowledged requirement for more and different types of affordable housing provision. As a result, RPs are increasingly engaged in a range of development and delivery activities that expose the organisations to new and variable risks – in particular investing across a range of tenures and taking a lead role in development activities rather than acquiring s106 units from a third party developer. The RP development dashboard allows them to instantly assess, visualise and manage scheme viability and key risks across a range of development tenures.

The long term cash flow through the development and investment (over a 40 year period) can be tracked on a scheme by scheme basis, with the facility to also analyse returns on a consolidated basis if required. Key metrics are displayed instantly – including net present value, maximum cash outflow required, time to cash positive, and comparison with typical cost per unit of a ‘standard’ s106 unit acquisition.

Other core features of this standard model dashboard include:

  • Ability to move from budget planning mode (where baseline budget outputs are compared to an alternative scenario) into project monitoring mode (where live projects are compared on an actual basis against pre-implementation budget)
  • Ability to flex the tenure mix between up to six different housing tenures on any one scheme – with underlying variable rental / value assumptions attached to each tenure
  • Ability to visually track physical delivery on the ground in terms of cumulative units delivered (split between sales and rental lettings) in addition to financial impacts
  • Instantaneous scenario analysis based on a range of core sensitivity sliders – the template focuses on development and sales timescales, construction cost / sqft and inflation – with the ability to pull forward other sensitivities as required to create a dashboard entirely tailored to the organisation

Our pricing model is simple, flexible, and scaleable to meet client specific requirements, as follows:

Access to a standard
model dashboard

Charged at an annual recurring fee, billed annually in advance. This recurring fee includes unlimited users, branding of the standard model dashboard with corporate logo and colour scheme, and up to 2 days’ support time.

Initial
set-up fees

One off variable charges inclusive of initial scoping meeting and subsequent data loading. Charged on a standard daily rate basis for time incurred.

Additional services
(if required)

Also charged on a standard daily rate basis for time incurred, this can include data extraction for data load purposes, data testing or reconciliation, dashboard modifications or bespoke changes,
or client training.
